ಪ್ರಗತಿವಾಹಿನಿ ಸುದ್ದಿ: ಬೆಳಗಾವಿ: ಪರ್ಪೆಚುವಲ್ ಲೀಸ್ (ಶಾಶ್ವತ ಗುತ್ತಿಗೆ) ಆಸ್ತಿಗಳಿಗೆ ಸಂಬಂಧಿಸಿದಂತೆ ಬಹುಕಾಲದಿಂದ ಬಾಕಿ ಉಳಿದಿರುವ ನೋಂದಣಿ ಹಾಗೂ ವಹಿವಾಟು ಸಮಸ್ಯೆಗಳನ್ನು ಶೀಘ್ರವಾಗಿ ಪರಿಹರಿಸುವ ಭರವಸೆಯನ್ನು ಕರ್ನಾಟಕ ಸರ್ಕಾರದ ನೋಂದಣಿ ಮಹಾನಿರೀಕ್ಷಕರು (IGR) ಮುಲ್ಲೈ ಮುಹಿಲನ್ ನೀಡಿದ್ದಾರೆ.
ಈ ಸಂಬಂಧ ಬೆಳಗಾವಿ ಕ್ರೆಡಾಯ್ ತಂಡವು ಕರ್ನಾಟಕ ಸರ್ಕಾರದ IGR ಮುಲ್ಲೈ ಮುಹಿಲನ್ ಅವರನ್ನು ಭೇಟಿಯಾಗಿ, ಪರ್ಪೆಚುವಲ್ ಲೀಸ್ ಆಸ್ತಿಗಳಿಗೆ ಸಂಬಂಧಿಸಿದಂತೆ ಎದುರಾಗುತ್ತಿರುವ ತಾಂತ್ರಿಕ ಹಾಗೂ ಆಡಳಿತಾತ್ಮಕ ಸಮಸ್ಯೆಗಳ ಕುರಿತು ಸಮಗ್ರವಾಗಿ ಚರ್ಚಿಸಿತು. ಈ ಸಂದರ್ಭದಲ್ಲಿ AIGR (ಕಂಪ್ಯೂಟರ್) ಮಧುಸೂಧನ ಅವರು ಉಪಸ್ಥಿತರಿದ್ದರು.
ಪರ್ಪೆಚುವಲ್ ಲೀಸ್ ಆಸ್ತಿಗಳ ವಹಿವಾಟು ಮತ್ತು ನೋಂದಣಿ ಪ್ರಕ್ರಿಯೆಯಲ್ಲಿ ಉಂಟಾಗುತ್ತಿರುವ ಸಮಸ್ಯೆಯಿಂದಾಗಿ ಆಸ್ತಿ ಮಾಲೀಕರು, ನಿರ್ಮಾಪಕರು ಹಾಗೂ ರಿಯಲ್ ಎಸ್ಟೇಟ್ ಕ್ಷೇತ್ರದವರು ಹಲವು ದಿನಗಳಿಂದ ತೊಂದರೆ ಅನುಭವಿಸುತ್ತಿರುವುದನ್ನು ಕ್ರೆಡಾಯ್ ನಿಯೋಗವು ಐಜಿಆರ್ ಅವರ ಗಮನಕ್ಕೆ ತಂದಿತು.
ಸಮಸ್ಯೆಯ ಕುರಿತು ಈಗಾಗಲೇ ಸಂಪೂರ್ಣ ಅರಿವು ಹೊಂದಿರುವುದಾಗಿ ತಿಳಿಸಿದ IGR ಮುಲ್ಲೈ ಮುಹಿಲನ್, ಅಗತ್ಯ ವಹಿವಾಟುಗಳನ್ನು ಕೈಗೊಳ್ಳಲು ಅನುಕೂಲವಾಗುವಂತೆ ಕಾವೇರಿ (CAVERI) ಸಾಫ್ಟ್ವೇರ್ನಲ್ಲಿ ಹೊಸ ಆಯ್ಕೆಯನ್ನು (ಆಪ್ಷನ್) ಸೇರ್ಪಡೆಗೊಳಿಸಲು ಅಗತ್ಯ ಅನುಮತಿಯನ್ನು ಈಗಾಗಲೇ ಪಡೆಯಲಾಗಿದೆ ಎಂದು ತಿಳಿಸಿದರು.
ಸಾಫ್ಟ್ವೇರ್ನಲ್ಲಿ ಅಗತ್ಯ ಬದಲಾವಣೆ ಮಾಡುವ ಪ್ರಕ್ರಿಯೆ ಅಂತಿಮ ಹಂತದಲ್ಲಿದ್ದು, ಶೀಘ್ರದಲ್ಲೇ ಸಮಸ್ಯೆಗೆ ಪರಿಹಾರ ದೊರೆಯಲಿದೆ ಎಂದು ಅವರು ಭರವಸೆ ನೀಡಿದರು.
ಇನ್ನು ಕೆಲವೇ ದಿನಗಳಲ್ಲಿ ಈ ಕುರಿತು ಸಕಾರಾತ್ಮಕ ಸುದ್ದಿ ಹೊರಬರುವ ನಿರೀಕ್ಷೆಯಿದೆ ಎಂದು ಕ್ರೆಡಾಯ್ ತಂಡ ತಿಳಿಸಿದೆ.
ಪರ್ಪೆಚುವಲ್ ಲೀಸ್ ಆಸ್ತಿಗಳ ಸಮಸ್ಯೆ ಬಗೆಹರಿದರೆ, ಸಂಬಂಧಿತ ಆಸ್ತಿಗಳ ವಹಿವಾಟು ಮತ್ತು ನೋಂದಣಿ ಪ್ರಕ್ರಿಯೆ ಸುಗಮವಾಗಲಿದ್ದು, ರಿಯಲ್ ಎಸ್ಟೇಟ್ ಕ್ಷೇತ್ರದವರಿಗೆ ದೊಡ್ಡ ಮಟ್ಟದ ಅನುಕೂಲವಾಗಲಿದೆ.
ಹೀಗಾಗಿ ಐಜಿಆರ್ ನೀಡಿರುವ ಭರವಸೆ ಬೆಳಗಾವಿಯ ರಿಯಲ್ ಎಸ್ಟೇಟ್ ವಲಯದಲ್ಲಿ ಆಶಾಭಾವನೆ ಮೂಡಿಸಿದೆ.
ಭೇಟಿಯಲ್ಲಿ ಕ್ರೆಡಾಯ್ ಅಧ್ಯಕ್ಷ ಯುವರಾಜ್ ಹುಲ್ಜಿ, ಪ್ರಶಾಂತ್ ವಾಂಡಕರ್, ಸುಧೀರ್ ಪನಾರೆ, ಅಮರ್ ಅಕ್ನೋಜಿ, ಸಚಿನ್ ಬೈಲವಾಡ್, ಪ್ರಶಾಂತ್ ಪಾಟೀಲ, ವೀರೇಶ್ ಶೆಟ್ಟಣವರ, ರಾಜೇಶ್ ಮಾಳಿ, ರಾಜೇಂದ್ರ ಮುತಗೆಕರ್ ಹಾಗೂ ಡಿ.ಎ. ಸಾಯನೇಕರ ಉಪಸ್ಥಿತರಿದ್ದರು.
Perpetual Lease Property Registration Issue Likely to Be Resolved Soon: IGR Assures CREDAI Delegation
Belagavi: The long-pending issue of registration and transactions relating to perpetual lease properties is likely to be resolved soon, as Karnataka’s Inspector General of Registration (IGR), Mullai Muhilan, has assured the CREDAI Belagavi delegation that the matter is in its final stage.
A delegation from CREDAI Belagavi met IGR Mullai Muhilan and held detailed discussions on the technical and administrative issues affecting perpetual lease properties. AIGR (Computer) Madhusudhana was also present during the meeting.
The delegation highlighted the difficulties faced by property owners, developers and the real estate sector due to the ongoing hurdles in the registration and transaction process for perpetual lease properties.
Responding to the concerns, the IGR said he is fully aware of the issue and informed the delegation that the necessary approval has already been obtained to introduce a new option in the CAVERI software, which will facilitate the required transactions.
He assured that the software modification is in its final stage and that the issue will be resolved very soon. The CREDAI team expressed confidence that a positive announcement is expected within the next few days.
Once the issue is resolved, the registration and transaction process for perpetual lease properties is expected to become much smoother, providing significant relief to property owners and the real estate industry. The IGR’s assurance has generated optimism among stakeholders in Belagavi’s real estate sector.
